There are questions I get asked on a regular basis that I just can’t answer. Occasionally a question arises that I don’t know the answer to. If I’m able, I will find the answer for you. This is part of creating the best real estate experience.

And, the Federal Fair Housing laws and as well as others prohibit me from answering many of the questions I frequently get asked. For example, I cannot tell you:

  • If a home/neighborhood is safe. (Our definitions of safe could be VERY different. And luck would have it, if I DID tell you it’s safe, you’d end up being the victim of a crime within weeks of moving in.)
  • If a subdivision is “family-friendly.”
  • How many people of (insert race, color, nationality, sex, sexuality, familial status, handicap, or religion here) live in a particular community.

What I can do, however, is tell you how you can discover some of the information for yourself.

If you are interested in the demographics of a neighborhood, visit the closest grocery store in the evenings or on the weekend. If being in a “family-friendly” neighborhood is important to you, pay attention to the yards when driving around the neighborhood. Are there swingsets in the backyard? Do you see “signs of kids” such as bikes, tricycles, or big wheels in the driveway? If you drive through the subdivision after school is out, do you see children playing?

When determining what areas to search for your new home, if safety is of importance to you, start with cross-checking some crime mapping sites online*, such as:

 

Also, the county sheriff’s website will also have good crime stats.

If the demographic makeup of a neighborhood is important to you, you can check the Colorado Department of Education statistics as well as the demographic information that exists on Just Listed in Denver’s Market Insider

By doing a bit of research on your own, you’ll be able to make a well educated and informed decision on what neighborhood is the best fit.
